What 35 years in property has taught me about what buyers actually want.

Buyers rarely buy what they think they are looking for. They come in with a checklist — bedrooms, garden, garage, postcode — and then fall in love with something that ticks half of it. What actually moves people is feeling. The sense that a home fits their life, even if they cannot immediately explain why.

The agents who understand this present properties differently. Not just square footage and specification, but lifestyle and possibility. A kitchen that works for a family. A garden that actually gets the sun. A location where the school run is manageable and the commute is bearable. These are the things that turn interest into offers.

After 35 years I have learned that the best thing I can do for a seller is help buyers feel something — quickly. That means honest, considered marketing, strong photography and a clear story around the property. It means being available, responsive and genuinely invested in the outcome. The market will always move. The fundamentals of what makes a good agent never do.
